Steps to Buying a Home

The home buying process can be rigorous and intimidating, which is why it is our goal to make a safe and easy process for you.  It is our job to ensure that you understand the entire process and of course, to help you find your ideal home.

Step 1: Figure out how much you can afford

Step 2: Know your rights

At Sapphire Realty, our goal is to protect you at all costs.  We understand your rights as a borrower and will ensure that you make the best informed decision when buying your home, since this may be the largest and most important loan you get during your lifetime.

You have the right to shop for the best loan for you and compare the charges of different mortgage lenders. You have the right to be informed about the total cost of your loan including the interest rate, points and other fees.

 

Step 3: Shop for a loan

 

Save money by doing your homework. We will work with you to research lenders, compare costs and interest rates.  We will shop, compare and negotiate the best mortgage for you.

 

Step 4: Learn about home buying programs

Our close relations with many different lenders allow us to choose from many different loan programs - and to get you the lowest interest rates.  If you are a first-time homebuyer, there are many programs that may allow you to save both on down payments and in lowered interest rates. Step 5: Shop for a home

Shopping for your home can be time consuming and even confusing.  There are different types of homes to consider and deciding on your preferences from the start will help narrow your choices.  For example, do you prefer a new home versus a "fixer upper"?  Would you opt for a manufactured (mobile) home or even consider building a home?

Step 6: Make an offer

Discuss the process with your real estate agent. If the seller counters your offer, you may need to negotiate until you both agree to the terms of the sale.

 

Step 7: Get a home inspection

 

Make your offer contingent on a home inspection. An inspection will tell you about the condition of the home, and can help you avoid buying a home that needs major repairs.

 

 

Step 8: Shop for homeowners insurance

 

Lenders require that you have homeowners insurance. Be sure to shop around.  

 

 

Step 9: Sign papers

You're finally ready to go to "settlement" or "closing." Be sure to read everything before you sign!
